Check the items which will be needed at/before closing:

For the Buyers

 
Any funds due at closing must be in the form of a Cashier’s Check made payable to Yourself. NOTE: The amount of the check should be for your “Good Faith Estimate” given to you at loan application, unless your new loan is sufficient to cover your closing costs. Should there be any discrepancies, typically TitleOne, Inc. will accept a personal check, up to a specific dollar amount. (Please call your loan officer to verify.)
 
Homeowner’s Insurance Binder & Paid Receipt, (UNLESS THE PROPERTY IS A CONDOMINIUM COVERED BY A HOMEOWNER'S ASSOCIATION MASTER POLICY) showing coverage for at least your new loan amount, effective on the date of closing and not due for payment within the next 60 days. Check with your lender for the exact loss payee clause needed for your insurance binder.
 
For identification purposes a Photo ID and Social Security Number is required for EACH borrower.
 
A list of residences for the past 10 Years, on 8 ½ by 11-inch paper.

If the borrowers are married, both spouses are required to attend the closing. Also, ANY other persons IN TITLE to the property must attend the closing.
 
Check with your lender for any additional requirements or conditions you must satisfy before, or at, the closing.
Please keep this form with all of the information that you will be taking to the closing. It contains important information for you and any others who will be involved in the closing.

For the Sellers

 
Spouses of all seller(s) are required at Closing. (Does NOT apply to Corporations or Partnerships)
 
If major improvements have recently been made to your home, a SWORN CONSTRUCTION STATEMENT AND LIEN WAIVERS, must be submitted to the buyer’s Title company, at least 3 DAYS PRIOR to Closing.
 
For identification purposes a Photo ID and Social Security Number is required for EACH seller.
 
Keys and Garage Door Openers for the home. (If applicable, association envelopes/coupons.)
 
If your property is located in the City of Bloomington, Crystal, Golden Valley, New Hope, Richfield, St. Louis Park,b> or South St. Paul, the Code Compliance from the City must be brought to the closing.
If your property is located in the City of Hopkins, Maplewood, Minneapolis, Osseo, and St. Paul, and you have repairs that are required as a result of the Truth-in-Housing inspection, you will need to obtain a Certificate of Approval from the City.
 
A list of residences for the past 10 years, on 8 ½ by 11inch paper. Include the new forwarding address and phone.
 
As Sellers, you are required to contact the various utility companies servicing your property to arrange for final meter readings and to close out your billing accounts, at the same time, have them forward your final bills to your new address. NOTE: If there is a delinquent water bill on your property, the amount past due, plus an estimate for the final water bill will be held in escrow at closing by the buyer’s title company. If payment for any delinquency is made prior to closing, you will need to provide a receipt for payment of the water bill at the closing.
At closing, when you are in receipt of your proceeds, call your insurance agent and cancel your insurance policy on this property.
